What this calculator does

In air conditioning, "tonnage" is not a measure of weight: it is the unit of cooling capacity, where 1 ton equals 12,000 BTU/hr, a figure that dates back to the cooling power of melting one short ton of ice a day. This tonnage calculator estimates how many tons of cooling capacity a space roughly needs, using the well-known rule-of-thumb divisor of square feet of floor area per ton.

That divisor is not a fixed constant, which is why it is an editable field here rather than baked in. A hot, sun-exposed, poorly insulated space might need one ton for every 400 square feet, while a smaller, well-insulated space in a mild climate can sometimes get by on one ton per 800 square feet or more. The commonly cited average for a typical home in a moderate climate sits around 600 square feet per ton, which is the default, but it is only a starting point.

The formula

Divide the floor area by the sq ft per ton guideline to get the estimated tonnage. Multiplying that figure by 12,000 converts it to BTU/hr, the underlying unit most equipment is actually rated in. The tonnage is also rounded up to the nearest 0.5 ton, since residential and light-commercial units are typically sold in half-ton increments.

Estimated tonnage rises in direct proportion to floor area once the guideline divisor is held fixed, since one is simply the other divided by a constant.

The same 1,500 sq ft space swings from about 3.75 tons under a hot-climate guideline down to under 2 tons under a cool-climate one, which is the entire reason this figure needs local judgement rather than a single fixed number.

Questions

Is this a substitute for a proper HVAC load calculation?

No. This is a rough sizing guideline based on floor area alone. A proper load calculation, such as an ACCA Manual J, accounts for ceiling height, insulation levels, window area and orientation, air leakage, local climate data and internal heat gains, and can meaningfully differ from a simple square-footage rule. Have an HVAC professional confirm sizing before buying a unit.

What happens if the unit is oversized?

An oversized unit cools the space quickly but shuts off again before it has run long enough to properly dehumidify the air, which can leave a room feeling cold and clammy at the same time, along with more wear from frequent on-off cycling.

What happens if the unit is undersized?

An undersized unit runs almost constantly during hot weather and may never quite bring the space down to the target temperature, particularly on the hottest days.

Why does "tonnage" mean cooling capacity rather than weight?

The term dates back to when cooling was compared against the effect of melting a ton of ice over 24 hours. That historical unit, 12,000 BTU/hr, stuck around as the standard sizing unit for air conditioning long after ice cooling itself became obsolete.
